British Land Confirms Major London Project

British Land has confirmed it is going ahead with the construction of phase 2 of its Aldgate Place development.

Construction workers will soon be putting on their trade workwear to get started on the building work, which will start later this summer. British Land has said that as well as focusing procurement on the local area, it is also giving “priority” to local employment, including ten apprenticeships.

The 136,000 sq ft phase will include 159 build-to-rent apartments, 19,000 sq ft A-grade office space and 8,000 sq fit of retail space, the firm announced.

It will be designed with environmental concerns in mind, as the offices will be targeted at reaching BREEAM Excellent status, while the residential part will seek to achieve code 4 sustainable homes status. The public realm will be designed to encourage biodiversity and “a focus on health and wellbeing”, with the ultimate aim being net zero carbon with 620kg of embodied carbon per sq m.

There should certainly never be a need to drive a car to the site, as it will be adjacent to Aldgate East Tube station and halfway between the Crossrail stations at Liverpool Street and Whitechapel.  Liverpool Street is also served by mainline rail and four Tube lines, with the other two stations served by two lines. Whitechapel is also on the London Overground network.

Commenting on the project, chief executive officer of British Land Simon Carter said: “We are excited to commit to Phase 2 at Aldgate Place, our first build-to-rent development which will be an exceptional building in a thriving part of the City.”

The company simultaneously announced it has gained planning permission for another project at Canada Water in south-east London, where it will build between 2,000 and 4,000 homes.

It is part of a master plan British Land is running in partnership with the local community and Southwark Council to develop 53 acres in the vicinity.
